An appraisal can make a difference and is utilized to determine market value for several purposes including, but not limited to, mortgage financing, estate purposes, divorce, bankruptcy, litigation, tax appeal, and listing or selling purposes.

An appraisal is defined as an opinion of value developed by using professional appraisal standards. Appraisers consider appraising to be both an art and a science. You probably have an opinion of the value of your home. Your opinion and a professional appraiser's opinion may be the same, however, appraisers are required to be objective and impartial in their analysis. A professional appraiser has been trained in appraisal methodology and looks at how your home compares with sales and listings of homes similar to yours.
Have a true appraisal
Don't confuse a comparative market analysis, or CMA, with an appraisal.
An appraisal report is much more detailed. An appraiser will make specific line item adjustments between your home and comparable sales. These adjustments include: location, age and condition, lot size, basement finish, heating and cooling systems, garage and other amenities.

What should you have ready when an appraiser comes to your property?
No one knows your home as well as you do! Make a list of all the special features, such as a remodeled kitchen or a new roof, or at least tell the appraiser about them. Let the appraiser know if a nearby home was listed and sold, because sometimes sales don't show up on the local MLS (Multiple Listing Service) or other data sources appraisers utilize. The Internet is a good tool to get a range of values for your home. It should not, however, be relied upon to determine market value.
